Why do I need a move-in inspection checklist?

Should the tenant sign the checklist?

Yes. Have both parties walk the property together, agree on each condition rating, and sign and date the form. A signed checklist is far stronger evidence than one completed by the landlord alone.

What do the condition ratings mean?

E = Excellent (like new), G = Good (normal, functional), F = Fair (worn but serviceable), P = Poor (damaged or needs repair). Use the notes column to describe anything rated Fair or Poor in detail.

Can I add rooms that aren’t listed?

Yes. Use the custom room field to add any space — a second bathroom, a home office, a patio — and it will appear in the checklist with the standard inspection items.

Should I take photos too?
